The third phase in the Catholic Care Center development to provide independent living, comprising of a community building, 17 duplexes and 2 four-plexes.

Built over five years to tie in with reserved sales and the availability of the owners budget. Simpson provided a projection of costs for the housing and divided the cost of infrastructure to spread it out over the five years.

The two bed, two bath units  are clad with a combination of masonry and siding. Simpson worked with the owner to update the design of the homes built previously on the site. The result of the value engineering provided the residents with a greater allowance for modifications and enhancements, and upgraded the standard cabinets and countertops.

Simpson managed the modification and design review with each of the new residents providing bespoke budgeting and personal on site walk through. With homes sold before construction began, Simpson accelerated the schedule to assist the owner in occupying the houses as soon as possible.The community center services all residents with a commercial grade kitchen and dining facilities, fitness room, administration offices and facility management storage and workshop.

The community center underwent a value engineering exercise which Simpson coupled with a CM at Risk approach. Involving a design build electrician and reviewing the major trades with the low bidders. Simpson retained all the functions and the standard of aesthetic desired by the owner but met their budget.
